Rent vs. Buy in the Sunset & Richmond — the Real Math
If you’re reading this, you’ve probably seen the headlines: renting is now cheaper than buying in many markets — including parts of San Francisco. That’s true. So is it a mistake to buy? The honest answer is: it depends entirely on your numbers and your timeline. Let’s actually do the math for the Sunset and Richmond Districts.
First, acknowledge the headwind
Zillow’s August 2026 report found renting is roughly $1,066/month cheaper than buying in the national average — and San Francisco skews even further. Anyone who tells you “buy now, no matter what” without acknowledging that is selling you something. This isn’t a market where you buy to save money this month. You buy for a different set of reasons (below).
The real math for a typical Sunset/Richmond condo or TIC
Let’s use a realistic example — a $1.2M condo in the Sunset or Richmond with 20% down:
- Down payment: $240,000
- Principal + interest + taxes + insurance: roughly $8,000–$8,700/month at current rates
- Renting that same unit: roughly $4,500–$5,500/month
On cash flow alone, renting wins this month. End of story. But that’s only half the picture.
What the monthly payment isn’t telling you
The difference between your rent and your ownership payment isn’t “thrown away” the way rent is. With ownership, a meaningful chunk of your payment is going to principal — equity you keep. In San Francisco specifically, that equity has historically compounded strongly over 5+ years, and property in the Sunset/Richmond has held up well in downturns.
When buying makes sense (be honest with yourself)
- You plan to stay 5–7+ years (the break-even point usually lands here, sometimes longer given rates)
- You want stable monthly costs vs. rent that rises every year
- You value control — no landlord, you can renovate, paint, get a dog
- You want to build equity and possibly leverage it later
When renting still makes sense
- You’ll likely move within 3 years (transaction costs would eat any gains)
- You don’t have a stable income or a comfortable emergency buffer
- You’re not sure you want to be in the Sunset/Richmond long-term
- You’d be stretching so hard you can’t save for repairs or retirement
The honest bottom line
In this market, buying in the Sunset or Richmond is less about “saving money this month” and more about long-term equity and stability. If you can comfortably afford the payment, plan to stay 5+ years, and value control — buying can absolutely be the right call even while renting is cheaper today. If none of that fits, renting is the smart, responsible choice, and that’s okay.
